Terms and Conditions for Booking and Use of the APARTMENT
1. DEFINITION OF TOURIST LEASE
Our facility is a Tourist Lease (CIR: 029028-LOC-00003 – CIN: IT029028B4MCEPPC3Q) . A Tourist Lease is a special lease with a time-limited duration (maximum 30 days), the main purpose of which is to meet temporary housing needs for the sole purpose of tourism. In this type of lease, the provision of ancillary or complementary services is prohibited. In fact, it is absolutely forbidden to provide any kind of “personal service” during the guests’ stay. Thus, cleaning and rearrangement of rooms, changing of linens and serving of meals as well as transportation services are to be excluded. The first supply of linens is permitted; it cannot be considered a “personal service” since it is not performed during the guest’s stay and no fee is charged for it. For the same reason, although the tidying up of the premises is not allowed during the guests’ stay, the landlord is allowed to have the necessary materials and tools found for the eventual cleaning of the premises independently.
2. RESERVATION PROCEDURE
The remote contract for the provision of accommodationservice between Landlord and Tenant is deemed to be concluded by both parties (confirmed reservation) when the digital advance confirmatory payment transaction (Braintree or PayPal) is successful. Landlord and Tenant will receive a booking confirmation email containing all details (ID, Check-in/Check-out, type of accommodation, number of people booked, total amount paid in advance and data provided).

3. CANCELLATION OF RESERVATION
Article 55 of the Consumer Code expressly excludes the right of withdrawal (provided for in in Articles 64 et seq. as well as Articles 52 and 53 and Paragraph 1 of Article 54) for contracts for services related to accommodation concluded at a distance (online bookings) when atthe time of the conclusion of the contract the professional (in our case the landlord) undertakes to provide such services on a specific date or within a predetermined period .Thus in the event of a request for cancellation of the reservation (which must be made by email indicating the ID) the Renter will not be entitled to a refund of the amount paid digitally at the time of booking.

4. RECEPTION AND STAY RESERVATION
Check-in from 2:00 p.m.
Check-out by 10:00 a.m.
Upon arrival, guests must hand in valid identity documents, which are required for registration under current regulations.
The amount paid does not include tourist tax for each overnight stay (up to a maximum of 5 consecutive nights).
The rate is 1 Euro per night per person.
They are exempt from paying tourist tax:
- Children and young people up to the age of 14;
- The handicapped who are not self-sufficient;
- Non-paying individuals at the accommodation facility;
- coach drivers and tour leaders who provide assistance to groups of at least 25 people organized by travel and tourism agencies;
- members of the Police, Fire Department and Civil Defense workers who stay overnight at events of special significance for which they are called upon, in our cities, for service needs;
- Patients undergoing treatment at health facilities located in the municipality or neighboring municipalities
It is not allowed to: let people other than those registered enter the apartment, smoke inside the premises, bring pets of any kind and size.
Children should be supervised and accompanied by an adult person at all times. Any damage to the facilities that can be attributed with certainty to guests must be compensated before check-out.
