DEFINITION OF<\/b> TOURIST LEASE\nOur facility is a <strong>Tourist Lease (CIR: 029028-LOC-00003 &#8211; CIN: IT029028B4MCEPPC3Q) <\/strong>. A Tourist Lease is <strong>a special lease<\/strong> with a time-limited duration (maximum 30 days), the main purpose of which is to meet temporary housing needs for the sole purpose of tourism. In this type of lease, <strong>the provision of ancillary or complementary services is prohibited<\/strong>. In fact, it is absolutely <strong>forbidden to provide<\/strong> any kind of <strong>&#8220;personal service&#8221; during the<\/strong> guests&#8217; <strong>stay<\/strong>. <strong>Thus,<\/strong> cleaning and rearrangement of rooms, changing of linens and serving of meals as well as transportation services <strong>are to be excluded<\/strong>. <strong>The first supply of linens is permitted<\/strong>; it cannot be considered a &#8220;personal service&#8221; since <strong>it is not performed during the<\/strong> guest&#8217;s <strong>stay<\/strong> and no fee is charged for it. For the same reason, although <strong>the tidying up of the premises is not allowed during the guests&#8217; stay<\/strong>, the landlord is allowed to have the necessary materials and tools found for the eventual cleaning of the premises independently.\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a88e8c0 elementor-widget elementor-widget-text-editor\" data-id=\"a88e8c0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<b>2. RESERVATION PROCEDURE<\/b><br><strong>The remote contract for the provision of<\/strong> accommodation<strong>service<\/strong> between Landlord and Tenant <strong>is deemed to be concluded<\/strong> by both parties (confirmed reservation) <strong>when the<\/strong> digital advance confirmatory payment <strong>transaction<\/strong> (Braintree or PayPal) is <strong>successful<\/strong>. Landlord and Tenant will receive a <strong>booking confirmation email<\/strong> containing all details (ID, Check-in\/Check-out, type of accommodation, number of people booked, total amount paid in advance and data provided).\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c9875ce elementor-widget elementor-widget-text-editor\" data-id=\"c9875ce\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<b>3. CANCELLATION OF RESERVATION<\/b><br><strong>Article 55<\/strong> of the Consumer Code <strong>expressly excludes the right of withdrawal<\/strong> (provided for in  <\/span>in <span class=\"s2\">Articles 64 et seq. as well as Articles 52 and 53 and Paragraph 1 of Article 54)<\/span><span class=\"s1\"><strong> for contracts for services related to accommodation concluded at a distance<\/strong> (online bookings) <\/span> when at<span class=\"s3\">the time of the conclusion of the contract the professional (in our case the landlord) undertakes to provide such services on a specific date or within a predetermined period <\/span>.<span class=\"s4\">Thus <strong>in the event of a request for cancellation<\/strong> of the reservation (which must be made by email indicating the ID) <strong>the Renter will not be entitled to a refund<\/strong> of the amount paid digitally at the time of booking.  \t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3db2b5e elementor-widget elementor-widget-text-editor\" data-id=\"3db2b5e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><b>4. RECEPTION AND STAY RESERVATION<\/b><br \/><strong>Check-in from 2:00 p.m.<br \/>Check-out by 10:00 a.m.<\/strong><br \/>Upon arrival, guests must <strong>hand in<\/strong> valid <strong>identity documents<\/strong>, which are required for registration under current regulations.<\/p><p><strong>The amount paid <\/strong><b>does not include tourist tax<\/b> for each overnight stay (up to a maximum of 5 consecutive nights).<br \/>The rate is <strong>1 Euro per night per person<\/strong>.<\/p><p>They are exempt from paying tourist tax:<\/p><ul><li><strong>Children and young people up to the age of 14;<\/strong><\/li><li><strong>The handicapped who are not self-sufficient;<\/strong><\/li><li>\u00a0Non-paying individuals at the accommodation facility;<\/li><li>coach drivers and tour leaders who provide assistance to groups of at least 25 people organized by travel and tourism agencies;<\/li><li>members of the Police, Fire Department and Civil Defense workers who stay overnight at events of special significance for which they are called upon, in our cities, for service needs;<\/li><li>Patients undergoing treatment at health facilities located in the municipality or neighboring municipalities<\/li><\/ul><p><strong><br \/><\/strong> It <strong>is not allowed to:<\/strong> let <strong>people other than<\/strong> those registered enter the apartment, <strong>smoke<\/strong> inside the premises, bring <strong>pets<\/strong> of any kind and size.<br \/>Children should be supervised and accompanied by an adult person at all times.
